Why does this tool avoid a simple rate-plus-margin formula?

Wholesale rate, price, discount points, lender credits, and note rate do not move on a universal linear curve. Loan-originator compensation also cannot be changed transaction by transaction based on rate or another loan term. Use the written compensation plan, actual rate sheet, and lender compliance workflow.
